Male Roommate Needed (no pets) - Irvine, CA (92614)

I am a UCI graduate student and my roommate is planning to move back home once our lease ends (January 13, 2026). As such, I hope to find a new roommate to re-sign the lease. So on the new lease,... it'll just be me and the new roommate I am looking for.

I haven't received the new leasing agreement yet, but I assume it'll be for 11-12 months. As such, your lease will start on January 14th and the end is TBD.

If there is no price increase on the new lease, your rent would be $1300 without utilities, a deposit of $100 (what my current roommate pays), and a $45 application fee. You will move into the smaller room (see floor plans below) and you will have your own bathroom. Parking is no issue as there's plenty of spots and it is only a 5-10 minute drive to UCI. If you really want the master bedroom, I am open to swapping rooms (you will pay more). Also, most of the furniture outside of the room will stay (couch, tv, air-frier, etc)

INCOME: we will need to be screened for income, so in the case that we don't meet their income requirements, a guarantor may need to be added (I can't add anyone since my parents are broke). I usually just put my financial aid from UCI and it works (I've been at this community for 3+ years and haven't had an issue).

Bit about the area, there are some running trails near, a Ralph's (and Heytea 🧋) in walkable distance, and a bunch of parks. It is calm and the only bad thing is that there is no in-unit washer/dryer. The laundry room is super close though.

Bit about me, I am a Business Analytics MS student at UCI and I enjoy going to the movies, going on hikes, weightlifting, and play flag football for fun. I am really clean and try to cook at home (I have plenty of pots and pans).
