2 bedrooms with own bathrooms in a 3B3B townhouse in Oxford Court

Looking for two housemates to take over the following 2 bedrooms in a 3B 3B townhouse. I am a researcher at UCI and have been living here for the past three years. It is a beautiful house and super convenient, only a 15-20 min walk to UCI. All... previous housemates have now graduated and are moving away.

***Rooms description:
1) Master bedroom (2nd floor) with attached bath, fireplace, walk-in closet, loft, balcony: $1800 per month
2) Furnished private bedroom (1st floor) with bathroom across from the room + additional own storage room/closet: $1500 per month

***Townhouse description: the townhouse has two floors (2300 sq. ft.).
1st floor: room with own bath + storage, fully furnished kitchen, living room (incl. TV with all streaming services), dining area, in-house laundry unit, garage with 2 parking spots, furnished patio with herbs and thai chillies.
2nd floor: Two master bedrooms (one occupied by me)

***Location: located in the gated Oxford Court.
UCI: 10-20 mins by foot
UTC: 5-10 mins by foot
OCTA: 1 min by foot
Connected to Mason Park: 2 mins by foot
Community swimming pool and spa: 1 min by foot


***What to expect:
My previous housemates and I followed a weekly cleaning schedule for the common areas and we also cleaned-up immediately after using the kitchen. I occasionally invite friends over and/or host brunches or dinners, but not a fan of loud parties. Looking for people who also prefer such a living situation. I value open communication and being mindful of boundaries. The house is smoke-free. I am queer and international, so expect an inclusive household.

***Other notes:
Security deposit: 2x your room rent [usually refunded if no damage since it is not owned by Irvine company! ;) ]
Utilities: Vary by month and depends on AC/heating usage. Last year's average was $60
Move-in date: Official lease is from September 2025 to August 2026. But, you can move in early/sublet (July 1st for 1st floor room, August 1st for master)
